Look beyond the advertised rent.

The best comparison starts with the whole cost, not just the headline price.

  1. Ask for a written breakdown of recurring monthly costs: base rent, required fees, parking, utilities and pet charges.
  2. Separate one-time move-in costs from monthly costs. Confirm deposits, application charges and any broker fee with the listing contact.
  3. Keep concessions separate from base rent. Ask what you actually pay each month, how long the discount lasts and whether renewal terms differ.

GUIDE 02

A first message that gets to the point.

A clear question is more useful than a long introduction.

  1. Identify the address or unit. Ask whether it is still available, the earliest viewing time, and the move-in date.
  2. Ask about the requirements that matter to you, such as pets, vouchers, guarantors, credit or income documentation. Missing information is not confirmation.
  3. Do not send account numbers, identification documents or deposits before you verify who you are dealing with and how the application works.
